If you choose to buy a holiday home that’s currently on the Park, and on a plot that’s ready for sale, we require an initial deposit of £3,000 to reserve the holiday home, along with a signed Purchase Agreement which outlines all the elements of both your purchase and terms of ownership.

We will then require the full cleared balance to be in place before the agreed handover date.

All of our holiday homes come fully furnished, often with home comforts such as matching bedding and cushions that help to make it an ultimate “turn-key” experience. We offer fully fitted kitchens with integrated appliances, though the specifics do vary from model to model.

Externally, a holiday home comes with bespoke decking to complement and maximise the enjoyment of each plot: we really think about how our holiday homeowners will want to use their outside space – the ultimate entertainment and relaxation area to take in our stunning views.

The services connected are:

• Gas
• Electrics – individual meters
• Water & Sewer mains

The average annual running costs include:

• Site Fees
• Local Authority Rates
• Insurance – a “new for old” policy is required (estimated £250-£450)
• Electrics – individually metered and billed every 6 months
• Gas (LPG) – individually priced

The annual site fees at Scarborough Lodge Retreat are charged at approximately £3,180.00 inclusive of VAT. All of our holiday homes are available for use all year round – a fantastic 12-month holiday season!

Yes. A holiday home cannot be used as your permanent residence. This does mean that your holiday home doesn’t incur Council Tax costs, and our Park is open 12 months of the year, so you can still visit and holiday as much as you like!

Once purchased, you can start to enjoy your holiday home in as little as two weeks, or even sooner depending on the situation of your chosen home and plot.

All new holiday homes come with a 25-year Licence Agreement and all new holiday lodges come with a 60-year Licence Agreement.

The one issued by Scarborough Lodge Retreat is the model standard agreement by The British Holiday Homes & Holiday Parks Association (BH&HPA). However, we believe that we’ve gone beyond the standard terms for the sole benefit of our holiday homeowners.

This agreement has been designed to offer both parties security and peace of mind to create a continuing, harmonious relationship.

You are free to sell your holiday home at any time, with all the benefits you purchased it with along with the remaining balance of the Licence Agreement.

Private sales must be processed through the site office so that the Park can ensure the new owners are fully briefed on the terms & conditions of the Licence agreement.

Of course! Man’s best friend is welcome to enjoy your new lifestyle also. Our seaside location and host of beautiful walking trails available means it’s a perfect location for our four-legged friends.

We also have a dedicated exercise area on the park where dogs are allowed off the lead – we do however, insist that all dogs are kept on a lead at all times when walking the other areas around the Park.

Yes! WIFI is available for everyone staying on park at an additional cost, allowing you to keep in touch with loved ones, friends and family as much or as little you want. Please just speak to staff for more information.

Just got back from a stay here and I will say its the best place we’ve stayed. We stayed in Nightingale and the view was incredible and we really miss it! Lodge was spotless and extremely well equipped, comfy beds too! Plenty of parking options.

The owners were super friendly and would always wave if you passed them. The hot tub was amazing, you can adjust the temperature unlike most places too. The park is secure with a gate with key fob to get in which was nice. Our first time to Yorkshire and we loved it, will definitely stay at Falsgrave lodges again.

Arrived here for the week 18th April and met by a lovely lady and gent. We stayed in the Brontë VIP and me and my family had a nice break. Lodge was nice and clean and we had plenty of space inside and around us. If the kids wanted a kick about or even a ride around the place it’s well looked after site with great views and not too far from Scarborough beach. Would recommend this place. (Keep your eyes open for the deer).

ALL the staff we met were nice and friendly.

Highly recommend this location as a bolt hole for traveling from for the Yorkshire Moors and coast. It’s well organised and cleaned well between guests. Parking is right next to the lodge and all lodges have fantastic views across to the coast line. A good downhill all the way walk to Scarborough, and a very good walk back up! Bus route nearby if you need it and plenty of taxis services. Hot tubs are well serviced each day and large sized.

Luxury stay in Scarborough. The 4 bedroomed lodge “Darcy VIP” suited our family perfectly. The managers, Virginia and Miles Walker were the perfect hosts, friendly and helpful at all times. Clean and well equipped, perfect for couples or families alike.

The use of the Hot tub made for a little evening luxury amongst the adults.

Will definitely be returning.

This week we have stayed in the Nightingale Lodge for our honeymoon and we absolutely love it! Hot tub with absolutely stunning views. The Lodge itself is so nice, clean and modern, everything you need for a great holiday is in here. I usually feel a bit uncomfortable staying in places, always worried about cleanliness and stuff but here I haven’t worried one bit. The staff here are lovely and helpful as well. The grounds are kept beautiful and its so peaceful.

We can’t wait to come again one day!

We have had the most amazing weekend in the Kingsley Lodge. It’s literally home from home, with everything you could possibly want and need included. The lodge is spacious with extremely comfortable beds and the wifi was such a great bonus! We had 3 children with us and they have repeatedly told us it was the best holiday they’ve ever had!

We can’t wait to return next year.
